A wonderful south facing waterfront property with direct water access and views out to sea

Farthings is a south facing waterfront home, positioned on arguably the most desirable road in Kingswear.

The property is approached down Beacon Road, a quiet no through road, and is very private and not overlooked. The house is a wonderful family home which has recently been re carpeted is perfect for entertaining both inside and out. The house has the benefit of approved planning permission to extend the size of the house dramatically. The accommodation is arranged over two floors with good sized reception rooms and excellent bedroom accommodation on the first floor. The majority of rooms benefit from breath-taking estuary and sea views. The handmade Chalon kitchen has a lovely warm feeling about it and is greatly enhanced by the Aga. A door leads onto the south facing terrace.

Outside
The property has direct waterfront access. The garden leads onto a private jetty and steps down to the foreshore. In addition, there is a running mooring (subject to harbour authority permission) and a boat house complete with winch, boat store and private slipway. Yacht club moorings and marina moorings may be available through separate membership and arrangements.

Situation
In the South Hams, the village of Kingswear stands on the east bank of the River Dart opposite the thriving town of Dartmouth. The village is located in the heart of the much sought after area of south Devon, known as the South Hams. The region is known for having an uncommonly temperate climate, consisting of wonderful unspoilt country side, hidden coombs and a spectacular coastline.

Kingswear has a pub, church, village store and post office as well as The Royal Dart Yacht Club and a privately owned Marina. Dartmouth, a short ferry ride away, has a larger collection of restaurants, pubs, boutique shops, banks, chain stores and supermarkets. It is also home to the Britannia Royal Naval College.

There are a number of lovely beaches in the South Hams and excellent golf courses at Dartmouth and Churston. Both Kingswear and Dartmouth have excellent facilities for sailing, with the Dartmouth Royal Regatta being a highlight of the racing calendar. For the more ambitious yachtsman, there are deep water moorings, three marinas and a number of boat yards. For the cruising yachtsman, Kingswear is the perfect base from which to explore France, the Channel Islands and the picturesque harbours and creeks of the West Country. Kingswear and its immediate surrounding areas have a number of sandy beaches, coves and sheltered anchorages, all of which make it excellent for water sports and boating.

Communication links are excellent with the A38 Devon expressway 20 miles to the north and the M5 motorway at Exeter. There are regular inter-city rail services from both Exeter (London Paddington 2 hours) and Totnes (London Paddington 2 and ¾ hours). Exeter airport has a growing number of domestic and international flights often negating the need to travel to Bristol or airports further afield and close to London.

Directions
From Exeter and the M5 follow the A38 and the A380 towards Torbay. 3 miles after Newton Abbott, turn right at a roundabout onto the A380 signposted Paignton and Brixham and follow signs to Brixham and Dartmouth. Join the A379 following similar signs and after about 1 mile, just beyond the garage turn right signposted Kingswear. After about 2 miles go straight over a roundabout and then immediately left for Kingswear. On entering the village, follow signs for the ferry, passing the shops on the left. Take the left fork up the hill after the Steam Packet pub. Beacon Road is the right turn opposite the Church. Beacon Road is very narrow at one point but can be navigated safely and is wide enough for the majority of cars. Farthings is on the right hand side after the road widens.
