A NOTE FROM PRIME RESIDENTIAL: (04.06.2018) We never like to comment on new properties and prefer to publish the details through our website and let our loyal band of visitors judge the homes for themselves and arrive at their own conclusion, but occasionally a property comes along which we believe meets every expectation that clients at this end of the market expect and demand from a luxury home and it is our belief that Gresham House meets and exceeds every one of those expectations.

This property is simply stunning in every way, firstly it looks elegant and commanding from the exterior both at the front of the property and at the rear, the architect has kept everything simple while keeping true to those flawless Georgian design principles, they haven’t tried to be clever or to add any unnecessary components to the design which so many homes annoyingly have at this end of the market – it has always been our belief that potential clients of luxury homes are looking for exceptional quality without the property trying to be smart or clever in its design, keep everything simple and luxurious and you’re on to a winner.

Secondly the kitchen must be luxurious but functional, especially in a property like this because the kitchen is often the focal point where the family congregate and spend most of their time, and again Gresham House meets that expectation with ease. It has a large open-plan kitchen with a breakfast table along with a TV and seating area in the orangery at the rear of the property.

Finally a prerequisite for a property of this calibre and price is an indoor pool and leisure complex, which so many new homes in this category either overlook or simply do not incorporate into the property at all. We have always taken the view that if you are spending upwards of £6m, £7m or £8m then an indoor swimming pool is not just desirable but essential.

If you are lucky enough to find a new home that meets those three conditions (1. it must look nice from the exterior, 2. the kitchen must be luxurious but functional and 3. it must have an indoor swimming pool) in most cases the designers have either not spent any time and effort getting the design right or they include unnecessary elements in the design which detract from the property overall, and that will almost always have a detrimental effect on the price expectations when it comes to finding a buyer.

If you get all of these elements right and you price the property correctly without trying to get more than the property is really worth, you will almost always find a buyer quickly. We’re not saying people won’t pay a premium for the right home, they often will but only if all these boxes are ticked. A price point of almost £8m for Gresham House is by no means insignificant but it is absolutely normal for homes of this calibre at this end of the market, in fact we would say the price point for Gresham House is perfect and that’s why we believe this property will find a buyer very quickly, and so it should.
