An exceptional Queen Anne style country house designed by architect Robert Adam, providing excellent road and rail networks to London and the south west.

Location
Woodway House lies on the edge of the Hampshire village of Kimpton surrounded by unspoilt countryside with panoramic views across farmland.

Andover (6 miles), Tidworth (3 miles) and Ludgershall (2.5 miles) provide everyday shopping for essentials whilst Winchester, Marlborough and Salisbury provide a more extensive range of shops, boutiques and a wide range of cafes and restaurants.
There is excellent access to London via the A303 (2.5 miles) which connects to the M3 and the motorway network beyond. Mainline train services to London Waterloo are available from Andover with a journey time of approximately 68 minutes.

Woodway House was designed by the renowned architect Robert Adam based in Winchester, and was built in 2002 in the Queen Anne style, constructed of soft red brick with a hand-made clay tile roof. Over the years Woodway House has been very well maintained and the garden brought to life by the current owners.

Having been built relatively recently, Woodway House has all the modern conveniences to make for a very comfortable family house. There is under floor heating on the lower-ground, ground and first floors, there is a heat recovery and ventilation system throughout the house, a central vacuuming system, a telephone point and Cat 5 cable point in every reception room and bedroom. The house also has its own internal telephone system which integrates with the main gate control and intercom.

Upon entering the house through the front door there is a flagstone reception hall from which the main reception rooms lead and an impressive sweeping curved oak staircase leading to the first floor. A cleverly installed skylight and an arched window on the landing allow natural light to flood the hall.

The ground floor accommodation comprises well proportioned reception rooms with exceptional ceiling heights of 9’6? giving a great feeling of space throughout. There are double doors leading from the hall to the drawing room which demonstrates fine craftsmanship with intricate carving in this pine panelled room with an open fireplace, ideal for entertaining. French doors open out onto a raised terrace which then leads onto formal gardens with an attractive ornamental pond at the centre.

The kitchen/breakfast/sun room provides ideal everyday living and includes all the modern day conveniences you would expect. French doors open from the living area onto decking which surrounds the swimming pool complex all of which face south making a wonderful sun trap in the warmer months. Clever landscaping of the garden makes this area very sheltered.

Also on the ground floor is a dining room which is linked to the kitchen via a service area, a study/library and sitting room both of which have views of the parterre to the west.

There is a guest suite which is accessed via a corridor leading from the living room/sun room, up a flight of stairs where two further bedrooms and a bathroom can be found (bedroom 6 & 7, or the guest suite).

The heated indoor swimming pool measures 11m x 5.5m and features fibre optic lighting, electric cover and a shower and changing room. Two sides of this room are glass with various doors leading out onto decking. A spiral staircase leads from the kitchen to the lower ground floor where the cinema, gymnasium, utility area, wine store and plant room can all be found. The driveway can also be accessed from this level via a staircase running up the east side of the house.

The first floor accommodation is approached via an ornate carved oak staircase from the entrance hall. The ceiling heights on this floor measure an impressive 9′ throughout. The master bedroom which has far reaching views across farmland, comprises two en suite bathrooms and dressing rooms. There are 3 further bedroom suites on this floor as well as a mezzanine area at the top of the stairs. The second dressing room could be used as a further bedroom if necessary.

From the first floor, a staircase concealed behind a door leads up to a very light and airy studio room which runs the whole length of the house and the views from this room are spectacular. It is currently arranged as a games/hobbies room but could easily be converted into further bedroom/bathroom accommodation if required.

Staff Cottage
The staff cottage is constructed of red brick under a clay tile roof and is accessed via its own drive. The cottage comprises a reception room, kitchen, bedroom and bathroom. There is direct access to the guest suite/bedrooms 6 & 7 in the main house from the first floor and this could easily be incorporated into the staff cottage if required. The cottage overlooks the kitchen garden and woodland but not the private gardens of the main house.

Gardens and Grounds
The property is approached through electric gates along a gravel drive which leads to the front of the house where ample parking is provided. There is an Oak Framed Building to the left of the driveway comprising two garages and a workshop (currently used as a garden store). Behind the workshop is a log store.

The south facing gardens surrounding Woodway House have been beautifully designed by the current owners. This has created several formal gardens with mature herbaceous borders with lawns beyond. To the north west of the house is extensive mixed woodland in which a carpet of bluebells appear in the spring and this leads around the east of the garden to the pond. The present owners have introduced the Camassia flower to the pond area which produces a vivid blue flower similar to the bluebell, continuing the blue theme throughout that part of the garden.

The drawing room, study/library and living/sun room all have direct access to the gardens. There is an impressive double-circular pergola over 200ft in circumference (20 metres in diameter) planted with wisteria and climbing roses to the west of the house. Beyond there is an orchard area planted with a variety of fruit trees. To the east of the swimming pool complex is a kitchen garden which provides an abundance of seasonal fruit and vegetables throughout the year.
